Assistant Property Manager For Apartment Community in Hadley, MA
Job Summary: Responsible for ensuring efficient and effective operation of the assigned properties in compliance with the policies and procedures of Konover Residential Corporation, the Company.
Essential Duties and Responsibilities: Employee’s duties shall be accomplished in consultation with his/her supervisor, and in some cases may require supervisor approval. Duties and responsibilities may be shared with other employees, and may include but are not limited to:
- Limited/indirect recruiting and hiring of certain employees at the assigned properties
- Limited/indirect supervision of certain on-site employees at the assigned properties
- Ensuring appropriate employee coverage at the assigned properties
- Regular property inspections including limited evaluation of employee and vendor work
- Adherence to property financial guidelines and budgets
- Maintaining appropriate service contracts and suppliers for the property
- Providing regular reporting on the performance at the property
- Reviewing and processing of invoices at the property
- Operating the assigned properties in accordance with state, federal and local laws
- Operating the assigned properties in a manner that is consistent with Company policy
- Operating the assigned properties in accordance with industry standards and best practices
- Maintaining regulatory compliance and preparing for compliance inspections
- Maintaining the property in a condition that is clean, safe, and professional
- Positioning the property to effectively attract and retain residents
- Maintaining professional communication with co-workers, vendors, and residents
- Administration of resident leases, including rent collection, renewals, and evictions
- Maintaining files and documentation in conformance with Company policy
- Coordinating and responding to emergencies or incidents at the property
- Any other duties consistent with efficient and effective property operations
- Seeking opportunities for improvement and professional development
